Briefings

Not every estate should be announced. At the top of the Boca Raton waterfront market, a meaningful share of owners who decide to sell have reasons that have nothing to do with price and everything to do with privacy: a family transition they do not want discussed, a business position they do not want speculated…

Ten million dollars is a serious budget anywhere. In Boca Raton in 2026 it is also four different budgets, because the city’s top end is not one market. It is a set of small, dissimilar markets that share a zip code and very little else — and the same eight-figure sum sits at a completely…

Highland Beach is the simplest geography in South Florida real estate and one of the easiest to buy badly. The town occupies roughly three miles of barrier island along A1A — the Atlantic on one side, the Intracoastal Waterway on the other — and almost every purchase in it is a choice between those two…

Sooner or later, almost every serious buyer at Boca’s top end stands at both of these gates. Royal Palm Yacht & Country Club and The Sanctuary are the two names that anchor the conversation, and the first question is usually the wrong one: which is better? They are not two versions of the same product….

Some projects announce themselves. This one cleared its last major approval with a number attached that does the announcing for it: Mr. C Residences, the Cipriani family’s branded condominium in downtown Boca Raton, is already 50% sold, before construction has even started. The news this month is the approval. Mr. C won unanimous planning board…

Downtown Boca Raton is getting its first new trophy office building in more than two decades, and it is arriving the way owners like to see a project arrive: substantially leased before it opens. The Aletto is rising at 125 E. Palmetto Park Road, near the Brightline station. The program is 117,000 sq ft of…

East Boca Raton is getting a 212-acre park, and it is arriving on land that east-side owners have watched sit in limbo for years. North Park is rising on the former Ocean Breeze golf course in Boca Teeca, and it broke ground in September. The land’s recent history is the point. This is a golf…

The Boca Raton is not just a hotel near Boca’s best addresses. For owners in Royal Palm Yacht & Country Club, which sits just south of the resort, and for every waterfront homeowner on Lake Boca, it is the neighbor whose decisions move the feel, and eventually the value, of the whole shoreline. This month…

The most important Boca Raton sale of the year was not loud about it. In May, a spec estate in Royal Palm Yacht & Country Club sold for $75 million. As the October issue reported, it is the highest price ever paid for a home in this city. Royal Palm sits just south of The…

When a private community spends $95 million on itself, it is making a statement about its own houses. Boca West, the 1,400-acre community in west Boca, has broken ground on a complete renovation of Golf Course 1, the Arnold Palmer original, as part of a $95 million investment. The course is being redesigned by Fry/Straka….
