Mr. C Residences: A Cipriani in Boca, Already 50% Sold

Some projects announce themselves. This one cleared its last major approval with a number attached that does the announcing for it: Mr. C Residences, the Cipriani family’s branded condominium in downtown Boca Raton, is already 50% sold, before construction has even started.

The news this month is the approval. Mr. C won unanimous planning board approval in October 2026 for its revised plan: 133 larger residences starting around $2.2 million, a 6,000 sq ft Bellini restaurant, and a pickleball court.

What the revised plan says about the buyer

Revised plans usually get smaller and cheaper. This one got larger. A developer reading softness in the market does not respond by building bigger residences for a branded project; a developer reading a buyer who wants space, service, and a name they know does. The 133 residences at Mr. C are aimed at a specific household: the one that wants downtown Boca, a lock-and-leave life, and a hospitality standard attached to the front door, and is willing to start around $2.2 million for it.

The Bellini restaurant, at 6,000 sq ft, is part of the same read. In a branded residence, the restaurant is not an amenity checkbox; it is the brand made daily, the room residents actually live in. Pickleball, by contrast, is simply where Boca’s social life currently is, and no new project in this city is complete without a court.

Why estate owners should pay attention to a downtown condo

A 50% sellout before construction is a demand measurement, taken early, in public. For owners in Royal Palm, The Sanctuary, and the waterfront neighborhoods, it measures the depth of the queue behind them. Every buyer who commits to a $2.2 million branded residence downtown has chosen Boca at a meaningful price and put themselves in this market. Some will stay downtown. Others, in time, will want the lot, the dock, and the gate, and they will already be here, already committed to the city, when they decide.

It also marks how far the center of gravity has moved. Boca’s top-of-market story used to be told almost entirely inside its gated and waterfront enclaves. A Cipriani flag selling half its residences before a shovel touches the ground says the demand now extends to branded downtown product at the same time, and the two markets feed each other rather than compete. Downtown gets the restaurants, the offices, and the energy; the enclaves get the buyers those things attract.

What to watch

Construction start is the next fact that matters, followed by whether the remaining half of the residences holds the starting price of around $2.2 million as it sells. A project that sells its second half at its opening prices confirms the first half was demand, not discounting. We track Mr. C alongside every downtown project in our Boca Raton New Developments hub. It was first covered in our October issue, The New Boca Raton Takes Shape.
