The short version
Royal Palm Yacht & Country Club sits just south of The Boca Raton resort, on Boca’s east side between the Intracoastal Waterway and the golf course. In May 2026 a spec estate inside the gates sold for $75 million, the highest price in Boca Raton’s history, as reported in our October 2026 issue. That one sale did not create Royal Palm’s value. It revealed it. The community has no buildable lots left to sell in the ordinary sense, so value now moves through teardowns, rebuilds, and the quiet transfer of irreplaceable waterfront land.
That is the central fact an owner, a buyer, or a seller needs to hold. In most neighborhoods, supply can answer demand. In Royal Palm, it largely cannot.
Why the $75 million sale matters beyond one house
A record price is interesting on its own. In a closed community, it does more than that. Appraisers, listing brokers, and neighboring owners all read the same closing, and it becomes a reference point for every waterfront lot and every new build that follows. One $75 million result does not lift a $7 million interior home by the same proportion, and any honest guide should say so plainly. What it does is reset the ceiling, confirm that the top buyer in the country will pay Boca prices at the very top, and pull the next tier of pricing with it over time.
Our October issue put it simply: with every buildable lot inside the gates spoken for, each teardown and rebuild lifts the community’s values a little higher. Scarcity is doing the work.
Buyers who understand that dynamic shop differently here. They are not only buying square footage. They are buying a lot position that cannot be recreated: width on the water, depth for a dock, orientation at sunset, and distance from the inlet and the yacht basin.
Waterfront first, golf second, club through it all
Royal Palm is usually described as a golf community. For the highest value homes, water comes first. Point lots and direct Intracoastal frontage sit at the top of the internal hierarchy, followed by canal frontage with good access, then interior golf course homes. That ordering matters when you read a listing price per square foot without context. Two homes at the same price per foot can be very different purchases once you account for lot, water, and rebuild potential.
The club is the second layer of value, and it is inseparable from the real estate even when membership is a separate question. Buyers coming from New York, Chicago, and California often compare Royal Palm with other South Florida club communities on dues and initiation before they ever tour. This page will publish those numbers only when they are current and sourced.
From the club’s own published materials: the golf course is a Jack Nicklaus Signature design, a renovation of the original Robert Trent Jones layout, and Sam Snead was the club’s first golf professional. The club lists five dining venues across two clubhouses, tennis and four convertible pickleball courts, croquet and bocce, a wellness center and spa, and a 60-slip marina. Membership is by invitation only, and it is not a requirement of owning a home in Royal Palm. Current membership figures, when they matter to a purchase, are confirmed with the club’s membership office in writing.
Teardowns and rebuilds: how Royal Palm actually renews
Because vacant land is effectively gone, the community renews lot by lot. An older estate sells for land value, comes down, and returns as a new build sized and finished for today’s buyer: higher ceilings, a true primary suite, staff and guest quarters, a summer kitchen, and dock work done during construction rather than after. The practical questions for a seller are therefore different from a normal listing. Is the buyer pool for this lot better served by selling as-is, by presenting approved plans, or by a completed spec? The $75 million May result was a spec estate, which tells you what the top of that strategy can achieve when lot, design, and timing line up. It also carries the highest risk and the longest timeline, and it is not right for most owners.
For a buyer, the teardown path demands equal care. Seawall condition, dock and lift rights, survey, flood elevation of the existing structure, and the true cost and time of new construction in Boca Raton all belong in the price discussion before contract, not after.
What owners should watch
Three things will move Royal Palm values in the next year, based on what we covered in October. First, the resort next door. The Boca Raton has put roughly $375 million into upgrades since its $875 million purchase in 2019, approved an eight-story residential building in March with residences from about $9 million, and on October 15 won approval to expand its marina piers into Lake Boca. A stronger resort and a better marina raise the amenity value of everything beside it. Second, downtown and office demand: Related Ross paid $64 million for North 40 in October, and The Aletto downtown was already 64% leased as of August. Executive demand is the buyer pipeline. Third, the next Royal Palm closings themselves. One record is a headline. Two or three strong closings after it become a trend appraisers can use.
Follow those closings month by month in our Market Report, and see the wider waterfront picture in Boca Raton Waterfront.
How Royal Palm compares with its neighbors
Buyers at this level usually look at Royal Palm alongside The Sanctuary, Boca Harbour, Spanish River, and oceanfront Highland Beach. The honest differences are lifestyle and lot, not a league table. Royal Palm offers an established yacht and golf club inside Boca, close to downtown, Mizner Park, and Brightline. The Sanctuary offers a larger gate, a different kind of privacy, and its own marina pattern. Highland Beach offers direct ocean. The right choice depends on boat, club life, and how close you want to be to the center of Boca. This hub will keep that comparison factual and current, with prices only where they can be sourced to closed sales.
New to the area, or thinking of selling?
If you are buying, start with lot and water, then house. If you are selling, start with land value, then decide how much house to sell with it. In both cases, recent closed sales inside the gates matter more than any asking price you see online.
