October 2026, at a glance
Boca Raton, October 2026, from the MLS snapshot published in Issue #1: 3,348 active listings, 1,064 homes sold in the last quarter, and a median sale price of $720,000, up 13%.
That is the whole city, all prices and types together. It is the right background and the wrong answer for any specific street. The sections below are how this data room will narrow the picture each month, community by community, with counts shown so a small month is never dressed up as a trend.
What the October numbers say, and what they do not
A $720K median, up 13%, with 1,064 sales in a quarter describes a deep, active market, not a thin one. Deep markets support top prices because the buyer pool renews itself. October’s top-end evidence points the same way: Woodfield Plaza sold for $90.3 million, Related Ross paid $64 million for North 40 offices, and downtown’s first trophy office in 25 years, The Aletto, stood 64% leased before completion. Commercial money does not set a home’s price, but it does explain who will be house hunting in Boca next year. The full stories are in Issue #1: The New Boca Raton Takes Shape, and the projects are tracked in Boca Raton New Developments.
What the city median cannot tell you is what a Royal Palm point lot, a Sanctuary lakefront estate, a Highland Beach oceanfront unit, or an Intracoastal home with a tired seawall is worth. Those are separate markets that share a zip code and little else. That is why this page exists.
Royal Palm Yacht & Country Club
October headline, from Issue #1: A spec estate in Royal Palm sold for $75 million in May 2026, the highest price in Boca Raton’s history. Every buildable lot inside the gates is spoken for, so new supply arrives only as teardowns and rebuilds.
Method note for every future update: closed sales only, community boundary by subdivision field, land and teardown sales shown separately from finished homes. Community guide: Royal Palm Yacht & Country Club.
The Sanctuary
No Sanctuary-specific sales figure appeared in the October issue, so this section launches as a structure, not a claim. That is deliberate. A data room that fills a gap with an unsourced number loses the reader it was built for.

Highland Beach
Highland Beach trades in a narrow band with few sales in any single month. This table will always show the count beside any median or average, and will use trailing 12-month periods in preference to single months.

Boca Raton waterfront
Waterfront value separates into land, dock and seawall condition, and house, so this section will never publish a single waterfront average without that split in view.

How to use this page
Owners: read your community section first, the city snapshot second, and ignore any single number a social post pulls out of this page without its period. Buyers: use the tables to set the range, then price the specific lot, dock, building, and carrying costs, which is where Highland Beach and waterfront purchases are actually decided. Sellers: a trailing closed median is a starting point for a conversation, not a list price. A list price is set street by street, from the closest closed sales, in the month you sell.
Next update: November 2026 issue. Each update replaces the snapshot tables, keeps the method notes, and archives the prior month in the Briefings section so any figure can be traced to the month it was published.
