Downtown Gets Its First Trophy Office in 25 Years

Downtown Boca Raton is getting its first new trophy office building in more than two decades, and it is arriving the way owners like to see a project arrive: substantially leased before it opens.

The Aletto is rising at 125 E. Palmetto Park Road, near the Brightline station. The program is 117,000 sq ft of office, 23,500 sq ft of retail, four restaurants, and rooftop terraces. As of August, it was already 64% leased, with completion expected in early 2028.

Why “first in 25 years” is the story

Cities get the downtowns their last building cycle built, and downtown Boca’s last cycle did not include a trophy office tower. For more than twenty years, a company that wanted the best office space in this part of Boca had to make do with older stock or look elsewhere. The Aletto is the first serious attempt in a generation to give that demand a local answer, at the address where the answer matters most: on Palmetto Park Road, walking distance from the Brightline, Mizner Park, and the waterfront neighborhoods behind them.

Scarcity works in offices the same way it works in Royal Palm. When a product type has not been built in 25 years and the first new example is nearly two-thirds leased a year and a half before completion, the market is telling you the demand was there, waiting. Tenants signing at that pace, at that stage, are not speculating on downtown Boca. They are committing to it.

What it means for homeowners east of the Intracoastal

An office building is not a residential comp, and no honest briefing would price your house off a lease. The connection is the people. Trophy offices hold executives, partners, and founders: precisely the households that buy in Royal Palm, The Sanctuary, and Boca’s waterfront neighborhoods, and who prefer a short drive down Palmetto Park Road to a commute up I-95. Every firm that signs at The Aletto is a future buyer pool taking shape five minutes from those gates.

The rest of the program works on daily life rather than demand curves, and it should not be discounted. Four restaurants and 23,500 sq ft of retail at the center of downtown, plus rooftop terraces above it, deepen the part of Boca that east-side owners actually use: the dinner, the meeting, the evening walk from the station. Downtown amenity is part of what a buyer is purchasing when they choose a Boca estate over one in the next city. Buildings like this are how that amenity compounds.

What to watch

The leasing number is the live one. Moving from 64% toward full before the early 2028 completion would confirm the pattern; so would the names of the tenants as they are announced, because the caliber of the tenant list is the caliber of the buyer pipeline behind it.
